Responsibilities

  • Responsible for the recruitment, on boarding and on-going training of sales personnel.  Show good judgment for recruitment of talented Sales Associates.
  • Understand market conditions and analyze market data
  • Provide leadership and motivation to sales team
  • Provide ongoing coaching and training to enhance the abilities of the sales team
  • Good understanding of mortgage and escrow. i.e. current rates and programs offered
  • Supervision and management of Sales Associates
  • Maintain daily communication with sales people either in person or by phone concerning issues such as contracts, construction, commissions, etc.
  • Drive to communities to train sales people, address issues, solve problems, walk models and homes under construction.
  • Attend grand openings of communities.
  • Conduct land tours of potential future properties and product competition tours. 
  • Evaluate the competition for product quality and pricing.
  • Conduct weekly sales meetings as well as attends staff, product design/review, and other appropriate meetings.
  • Provide sales input and information to the Division President.
  • Responsible for cost controls pursuant to budgets
  • Insure compliance with all regulatory policies and procedures for sales and escrow process
  • Review, approve, and sign purchase agreements, addendum, and other closing documents.
  • Have daily contact with the following departments:
    • Purchasing
    • Development
    • Marketing
    • Closings
    • Warranty
    • Construction
    • Design Center
  • Frequent contact with Mortgage companies and title companies

Qualifications

Education:   

  • Bachelor’s Degree in Marketing, Business or related field.  

Experience

  • Experience in the management of sales personnel.
  • 7-10 Years of new home sales experience
  • Good analytical and writing skills
  • Experience in public presentation
  • Strong management and motivational skills
  • Ability to interact with other departments to ensure sales success
  • High degree of professionalism and tact
  • Self starter and be able to work both independently and as part of a team
  • Ability to give, receive, and analyze information and make effective decisions under pressure in a high-volume fast paced environment
  • Accuracy, attention to detail while staying clearly focused on the big picture  
  • Organized with the ability to prioritize projects and meet deadlines with multiple interruptions
  • High aptitude and utilization of MS Office products and CRM’s.  Salesforce experience a plus.
  • Must have the ability to give, receive and analyze information, formulate work plans, prepare written materials and articulate goals and action plans.
  • Must have the ability perceive the real problem in situations and bring difficult and complex issues to a successful conclusion.
  • Must be a good manager of people and Company assets and thoroughly understand the homebuilding and sales industries.
