Responsibilities

We are looking for a Starts Coordinator I to assist us in getting our homes built!  This person is ultimately responsible for managing the day to day activities to assist & support the Production Department, its initiatives, and company goals. 

 

Responsibilities include but are not limited to:

  • Obtain sale-specific information such as plan and garage hand swing after each sale and spec package is submitted by Sales Department    
  • Work with Escrow Coordinator to ensure all loan requirements are met prior to starts        
  • Work with Production Manager to ensure starts consistency meets business plan needs        
  • Prepare all required permit documents and submit for permit prior to start        
  • Track and manage the permit packages submitted by outside permit expeditors        
  • Request, complete, document as needed and monitor pre-starts cycle time milestones, plot plan applications and requirements, city applications and any other requirements needed to complete the start process.       
  • Order required checks for permitting and utilities        
  • Track, maintain and ensure timely responses to all city comments.         
  • Pay re-inspection fees when needed       
  • Track permit expiration dates and requests extensions where possible·        
  • Order documents and submit for permit revisions when required   
  • Maintain the starts calendar       
  • Communicate with the Production Manager concerning status of start, and items needed to complete packages        
  • Upload pertinent information to BuildPro and notify trades when information is available·        

Qualifications

Education: 

  • High School Diploma or equivalent. Two or more years of college preferred.

Knowledge/Technical Skills: 

  • Some knowledge of the homebuilding and construction systems/processes is helpful.
  • Basic computer proficiency, with a working knowledge of Microsoft Office applications

Interpersonal/Communication Skills:

  • Strong communication, interpersonal, and customer service skills
  • Able to simplify issues into concise explanations and communicate them to internal and external customers
  • Ability to explain complex issues in a manner easily understood by industry personnel and customers with limited knowledge of construction processes or terminology
  • Ability to work with contractors, laborers, employees at all levels, and customers with a high degree of professionalism
  • Good problem/conflict resolution skills with the ability to influence others and manage conflict in a positive mannerAbility to set priorities, and manage projects through all phases of completion

Judgment:

  • Sound judgment with the ability to make good decisions under time pressures and the ability to determine when to seek assistance or consult with more senior personnel
  • Accurate; with keen attention to detail while staying clearly focused on the big picture
  • Self-directed; takes initiative, proactively addresses problems; can work with minimal oversight

Mental Abilities:

  • Must be able to deal effectively with outside influences which bring frustration in making everyday business decisions.
  • Highly organized and flexible; with the ability to prioritize numerous details, define schedules, and meet deadlines, with frequently changing circumstances, in a high-volume fast-paced work environment
