Vice President I - Division Land Acq and Dev

We are seeking a Vice President of Land- that will oversee Acquisition and Development.  In this role, you will:

  • Identify specific acquisition opportunities that meet Division strategic goals.
  • Direct the Land Acquisition Department including department operations, budgets, staff development and oversight.
  • Locate, research, negotiate, purchase and oversee development of new locations.
  • Hire and supervise consultants in the research and analysis of land and lot opportunities.
  • Oversee preparation and compilation of Land Committee packages.
  • Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures.
  • Coordinate outside legal counsel, consultants, and internal staff in acquisition efforts.
  • Prepare and negotiate letters of intent, purchase and sale contracts and other related legal documents.
  • Direct due diligence for potential acquisitions.
  • Prepare and/or review all acquisition and sales contracts as well as easements and partnership, development and governmental agreements.
  • Review survey/title issues and other reports to determine liabilities of potential acquisitions.
  • Act as a liaison with cities in feasibility, zoning, platting and development of property.
  • Supervise land acquisition escrows and title work.
  • Manage the preparation of joint development agreements (JDA's), agreements with municipalities and private utilities, CAWS, CAGRD applications and other such agreements, easements, licenses, and approvals necessary to allow a land deal to proceed.


Education and Experience:

  • BA/BS degree in Real Estate Marketing, Finance, Construction Management, or Civil Engineering or related field required.
    • Ten years of related experience; strong understanding of land acquisition and development.
    • Supporting familiarity required in reimbursement agreements, purchase and sales contracts, entitlement issues, engineering and planning, and zoning issues.
    • Strong management capabilities with experience in managing people, department operations, budget preparation and pro-forma management, and a track record of managing and growing a strong team.
  • Technical Skills:

    • Proficiency with Microsoft Office applications with advanced skills in Excel (running proformas, pipeline reports, and competitive analysis').
    • Ability to create and implement work plans, prepare and analyze financial statements/documents, compose letters and acquisition packages.
