  • Responsibilities

    Responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule.

     

    Responsibilities:

    • Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings
    • Value engineer plans during due diligence phase and as project develops
    • Provide detailed cost analysis and schedules for projects
    • Create bid packages for consultants and trade partners
    • Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome
    • Provide detailed bid analysis, in order to award contract
    • Work with local, state, and federal jurisdictions to receive necessary permits for development
    • Present community information to internal and external groups
    • Post necessary sureties with appropriate agencies
    • Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget
    • Solve problems/conflicts to ensure schedules and budgets are not compromised
    • Oversee development budgets and cash flows from project conception to closing for accountability and accuracy
    • Coordinate with accounting departments for system updates and changes
    • Administer reimbursement agreements and procurements of those funds
    • Coordinate with internal departments for continuous improvement to maximize overall company profitability
    • Work with community team members to overcome customer and community issues
    • Develop and implement systems/processes that will improve operational quality and efficiency
    • Close out projects to receive surety release and municipal acceptance

    Qualifications

    Skills:

    • Proficiency with Microsoft Office applications with advanced skills in Excel
    • Familiarity with AutoCAD
    • Excellent interpersonal, presentation, and communication skills
    • Exceptional negotiation skills and the ability to influence others and resolve problems in a positive manner
    • Ability to handle stress of dealing with governmental agencies and adapt/adjust to changing circumstances
    • Must be able to work successfully in a team environment
    • Sound judgment with high level of integrity to execute decisions with significant corporate impact and ability to balance company's business needs with its risk tolerance in changing financial marketplace
    • Self-starter, proactive, and creative, who takes initiative to address issues
    • Accurate with keen attention to detail
    • Analytical with ability to give, receive, analyze information, and interpret complex issues, in order to determine root problem and make effective decisions to bring issue to a successful conclusion
    • Highly organized and flexible with ability to prioritize multiple projects and meet deadlines, often with frequent interruptions and changing circumstances in a high-volume, fast-paced work environment

    Experience:

    • Degree in Construction Management, Engineering, or similar field
    • 5+ years development experience
    • Experience with production homebuilder or master developer (preferred)
