  • Responsibilities

    The Purchasing Analyst will provide purchasing support for the Atlanta division in a role that relies heavily on system expertise and data analysis.  In this position, they will assist with the bidding process including options, base house costs, and budgets as well as work with Vice President of Purchasing in the process of unbundling, estimating and analyzing current data including margins, take rates, and trends. This role will be critical in identifying cost savings opportunities, reducing variable costs, and analyzing competitive bids.

     

    The Purchasing Analyst will

    • Become the systems “expert” through use of JD Edwards Enterprise One and advanced Excel skills.
    • Provide analysis of Divisional Purchasing objectives and outcomes – budget vs. actual expenditures.
    • Monitor and analyze base house and option cost at the division level.
    • Coordinate/generate base and option bids / takeoffs.
    • Generate spreadsheets that reflect changes in month to month operations such as base house cost, variance, option maintenance, and plan maintenance.
    • Work with the Vice President of Purchasing in analyzing cost data.
    • Research and provide cost comparison and analysis (and thorough back-up data) for base house and option costs within and across divisions.  
    • Communicate system changes to rest of purchasing department.  
    • Generate and circulate purchasing analyses to in house personnel; review budget variances, option issues, base house costs.   
    • Assist in implementation of new tools and reports for the division purchasing department.  
    • Perform data audits by reviewing plan and option masters.
    • Prepare all necessary backup required for audit.
    • Special projects and assignments are a key function of this job, and encompass a significant portion of the work assigned to this position. Requires advanced skills in data interpretation and analysis.
    • Coordinate value engineering cost savings analysis.

    Qualifications

    • Minimum two or more years of college, College degree is preferred   
    • Minimum of three (3) years of experience in Purchasing preferably in production homebuilding
    • Proficiency with Microsoft Office applications with advanced skills in Excel
    • Experience with JDE and Hyphen or, similar systems is preferred
    • Ability to read and interpret blue prints and other construction documents preferred
    • Proficiency in Math and basic Accounting
    • Strong verbal and written communication and interpersonal skills; ability to communicate in a professional manner, with the majority of interactions occurring in person
    • Ability to gather information and generate documents with accuracy
    • Ability to handle the stress of dealing with trades and with the public when needed and react favorably to resolve issues in a positive manner
