    Meritage is looking for a Land Acquisition Manager for our Austin division to focus on the following:

    • PURPOSE AND SUMMARY: 

      The Land Acquisition Manager (LAM) is the key player who executes the land acquisition strategy in conjunction with the VP of Land Acquisition. The LAM will be directly responsible for providing the appropriate land opportunities on an annual basis to fulfill the division’s growth, sales and closings strategies and help the company grow and move forward. In conjunction with related management staff, this individual will negotiate and coordinate the acquisition, entitlement and disposition of land for the development of residential communities. The LAM will spend a significant part of his/her time in the field meeting with land owners, developers, brokers, and other significant participants in the land business.

       

      FUNDAMENTAL JOB DUTIES/RESPONSIBILITIES:

       Essential: 

      • Source land and lot deals in order to identify opportunities that meet the divisional strategic land goals. Develop and maintain a broad network of potential deal sources.  Successfully negotiate agreements with Sellers.
      • Drive the Corporate Approval Package (CAP) process ensuring timely delivery of work product from all departments, compilation of the land package, and timely delivery to all parties in order to meet deadline requirements.
      • Analyze markets and sub-markets and the division’s current land positions in order to identify gaps and strategic areas for concentrating future land acquisitions within targeted profitability ranges and feasibility criteria.
      • Drive the buy-in process across multiple disciplines including Division President, Area President, Strategic Operations (STROPS), Land Development, etc.
      • Drive completion of the due diligence process in collaboration with the Director of Entitlement and Director of Land Development.
      • Maintain knowledge of market activities, trends, pricing and opportunities and generate prospective land deals through networking with industry and local contacts, brokers, developers, homebuilders, land sellers, and others.
      • Manage land contracts ensuring contractual responsibilities and deadlines are met.
      • Assist in the presentations to municipal decision-making bodies and other government entities as necessary. Assist with resolutions of entitlement issues and conditions prior to and during development.
      • Collaborate with Land Development team during feasibility analysis and due diligence phase. Serve as a liaison to engineers, consultants, governmental officials and other trade partners in the execution of planning tasks.
      • Responsible for the preparation of deal summaries and land tracking report for corporate management and Division President.

    Qualifications

    Education: 

     

    Bachelor’s degree required, including accounting/finance course work.  MBA preferred.

     

    Experience: 

    • Minimum of 3-5 years of real estate experience preferably with a homebuilder performing land acquisition analysis, management or similar functions. 

    Technical Skills: 

    • Proficient with Microsoft Office applications including Outlook, Excel, and Word. 

    Interpersonal/Communication Skills:

    • Strong Oral/Written Communication and Interpersonal, and Customer Service skills; ability to communicate effectively with a high degree of professionalism 
    • Able to assimilate disparate information and form a narrative.
    • Strong professional writing skills  
    • Frequent interactions with a wide variety of internal and external contacts, with all levels of authority and responsibility
    • Ability to react and respond favorably, manage conflict and resolve problems in a professional manner 
    • Team Player; and demonstrated ability to work within cross-functional teams
    • Strong interpersonal skills and relationship management skills.

    PHYSICAL– ENVIRONMENTAL REQUIREMENTS:

     

    Work Environment:                                        

    •  Work is performed in an office based environment.

    Work Schedule:

    • Work is generally performed during what is considered to be normal business hours; however, on occasion may be required to work overtime.    

    Travel:

    • Position has minimal travel requirements, however, from time to time may be required to travel for meetings, training, and visits to other office locations.
