  • Responsibilities

    Your role is vital to the success of the organization; below are the key areas of focus within your function that will help deliver business results:

    • Develop strategic business plan for Purchasing Department designed to ensure attainment of divisional direct cost goals and other corporate measures on key items such as VPO targets.
    • Divisional responsibility for all 'on-site' purchasing operations including establishment of job cost budgets, plan development, bidding, estimating, specifications, options, rebates, firing Subcontractors and negotiating contracts.
    • Plan for cost increases or decreases in commodity items such as lumber, drywall, insulation, et al., and continually search for contractors/vendors who can build homes at the best price, best quality, and are able to maintain production schedules in order to maintain the company's competitive position.
    • Ensure the division has a large diversity of Subcontractors and quality suppliers with an emphasis on "best value" performance.
    • Partner in driving the selection process with HR by identifying talent from competition and interviewing as needed.
    • Continual evaluation of purchasing agent performance, including goal-setting (long and short term), evaluation of performance against these goals, follow-up - improvement programs and regular progress reports - feedback.
    • Coordinate with Accounting and Legal to prepare contracts and related documents, confirm that pay schedules and amounts coordinate with accounting requirements.  Ensure proper execution of all contracts and binding documents in compliance with all audit requirements.
    • Provide a direct cost look forward at a minimum of once a month to alert management of possible and imminent price increases on the horizon.
    • Protect all backlog and sold homes from price increases.


    Education:  Bachelors' Degree, or ten (10) years of related experience



    • Eight (8) years of construction purchasing and estimating experience in the homebuilding industry
    • Five (5) years of management experience; with direct reports

    Technical Skills:

    • Proficiency with Microsoft Office applications with advanced skills in Excel
    • Experience with PeopleSoft or equivalent, is preferred
    • Ability to read and interpret blue prints and other construction documents

    Interpersonal/Communication Skills:

    • Strong Oral/Written Communication and Interpersonal Skills
    • Position requires the ability to manage conflict and resolve problems in a professional manner
    • Daily contact with vendors, subcontractors, government agencies/officials, construction personnel and all levels of employees; ability to work with trades and with the public
    • Effective negotiation skills; ability to influence others
    • Team player; with demonstrated ability to work within cross-functional teams
    • Good leadership skills; ability to motivate and direct a staff


    • Sound judgment with a high level of integrity to execute decisions with significant corporate/financial impact
    • Accurate; with keen attention to detail while staying clearly focused on the big picture
