  • Responsibilities

    This person will oversee and direct all aspects of obtaining necessary permits and approvals for assigned projects from local jurisdictions, including bidding, managing, and directing all required consultants, in order to meet company objectives, goals, and overall business plan. Responsible for support of the Operations department and Land Development department during construction process.

     

    • Manage due diligence checklist and timelines
    • Assist in due diligence package assembly; essential to meet all time requirements from Land Committee relative to submittals.
    • Responsible for assisting in project "pro-forma" creation and refinement, including determining current agency fees, construction costs, site development costs, development and construction durations, absorption rates for home sales, and proposed land cost.
    • Prepare consultant bid package including scope-of-work. Negotiate contracts for services to be performed by outside consultants such as architecture, landscape architecture (where applicable) and soils engineering.
    • Coordinate site plan (including Phase 1 ESA, etc.) analysis for lot fit, and utility locations.
    • Assist in the construction phasing to determine model location and production starts.
    • Coordinate preparation of final site and amenity plans with architect/engineer consultants. Coordinate conceptual amenity plans for proposed developments. Supervise and coordinate with outside consultants including architecture, civil engineering, landscape architecture, soils engineering, toxic analysis, and EIR in preparation of required construction applications.
    • Review engineering estimates and work directly with in-house land development department and with engineers and municipalities in design and processing all civil plans.
    • Prepare and/or review all easements and partnership, development, governmental agreements, and legal documents.
    • Make presentations to municipal decision-making bodies, other quasi-government entitles, and HOAs.
    • Negotiate with government agencies to acquire appropriate zoning, development, and other agreements, and preliminary plats.
    • Coordinate DRE and CC&R processing. Set up HOAs and act as liaison and Board member.
    • Assemble HOA Docs for ERP and DO submittals and analyze HOA financials and MUD documentation.
    • Coordinate with key stakeholders to generate accurate schedules to bring communities to market.

    Qualifications

    • Bachelor’s Degree required.  HS Diploma or equivalent is required.
    • Prior experience in some or all of the following areas: entitlements, construction (land development), civil engineering, consulting (real estate, development, planning)
