  • Responsibilities


    • Responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule.
    • Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings
    • Value engineer plans during due diligence phase and as project develops
    • Manage zoning process internally and with sellers
    • Negotiate zoning and permitting with municipalities
    • Attend zoning meetings and zoning planning meetings
    • Provide detailed cost analysis and schedules for projects
    • Work with land acquisition on Land Committee business plans on budgets, proposed schedules and writeups
    • Assess project development risk
    • Manage due diligence process on prospective land projects
    • Manage land disturbance permits and engineering design
    • Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome
    • Work with local, state, and federal jurisdictions to receive necessary permits for development
    • Responsible for Neighborhood Tracker that ensures all departments are on schedule to ensure new neighborhood to open on time
    • Present community information to internal and external groups
    • Manage consultants, governmental agencies and others to keep projects on time and budget
    • Approve takedown for lots to be purchased
    • Develop and implement systems/processes that will improve operational quality and efficiency
    • Manage due diligence checklist and timelines
    • Assist in due diligence package assembly  
    • Assist with project “pro-forma” creation and refinement - this will include calculating current agency fees, construction costs, site development costs, development and construction durations, absorption rates for home sales, and proposed land cost
    • Review engineering estimates and work directly with in-house land development colleagues, engineers and municipalities in the design and processing of all civil plans
    • Coordinate DRE and CC&R processing
    • Set-up HOAs and act as a liaison and board member
    • Coordinate with key stakeholders (Land Development, Division President, etc.) to generate accurate schedules that make planning a reality and ensure our communities come to life


    • Degree in Construction Management, Engineering, or similar fiellds
    • 5+ years development experience
    • Experience with production homebuilder or master developer (preferred)
    • Proficiency with Microsoft Office applications with advanced skills in Excel
    • Familiarity with AutoCAD
