Our Northern California Division is seeking an Escrow (Closing) Coordinator. In this role, you will: - Maintain all open and closed escrow files and ensure proper filing.- Maintain and manage permits, termite reports and city finals.- Maintain and manage grant deeds.- Maintain system notes and updates.- Maintain and manage all deposit logs.- Receive and review HUDS, seller docs and FSPs before each closing.- Send letters to Buyers for non-performance once the communication with the Buyer by Sales has occured.- Advise Senior Management of potential escrow/closing problems - presenting solutions
The New Home Warranty Associate is responsible for managing the completion of Warranty Claims and other request received by homeowners from various communities throughout Northern California. This includes conducting face to face in-home claim assessments, determining applicable warranty coverage, coordinating and supervising repairs dates with trade partners and homeowners, and ensuring the satisfactory and timely completion of all repair work pursuant to current Meritage processes and standards. As needed, the Customer Care Representative may also perform Homeowner Orientations and Quality Assurance Inspections. PRIMARY RESPONSIBILITIES:- Utilizing professional skill, knowledge and experience, explain to the Customer in correct construction terminology, what requests are warrantable pursuant to the Meritage Homes Warranty and how they will be repaired.- Also explain why other specific warranty requests are not warrantable and suggest appropriate and effective repair and/or maintenance techniques or solutions.- Explain the proper method of maintaining and operating various systems and components in the home.- Independently develop a plan to complete in a professional and timely manner, the repairs covered by the warranty.- Utilizing knowledge and experience, supervise and manage warranty request and repairs to ensure work is professionally performed in accordance with warranty, industry, manufacturers, state, federal and company standards.- Responsible for evaluating, scheduling and managing trade partner performance.Performing Homeowner follow-up calls and completing warranty claims in collaboration with the trade partner and Homeowner.- Maintain Homeowner Satisfaction at all times, including a Home Readiness Rating of greater than 9.0.- Maintain daily contact with Homeowners to inspect service requests, make determinations on warranty requests and communicate the action to be taken pursuant to Meritage Homes warranty provisions.- Manage the customer service process according to current operating standards.- Complete warranty claims.- Evaluate and schedule Trade Partners.Maintain positive Homeowner relations.- Provide Homeowner with knowledgeable, timely and professional warranty service in completing all warranty claims in 5 days average.- Scheduling follow-up appointments with homeowners at 11-month anniversary to ensure customer satisfaction.- Educate Homeowners in warranty procedures and maintenance processes wherever applicable.- Participate in weekly Community Team meetings to assure weekly/monthly goals are accomplished and to review any Homeowner or Trade Partner issues.- Follow-up with Homeowners and Trade Partners to assure complete warranty satisfaction and Homeowner loyalty.- Work with Customer Care Manager as needed to resolve urgent or high priority Homeowner claims or other work assignments.
- Identify specific acquisition opportunities that meet Division strategic goals.- Direct the Land Acquisition Department including department operations, budgets, staff development and oversight.- Locate, research, negotiate, purchase and oversee development of new locations.- Oversee preparation and compilation of Land Committee packages.- Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures.- Prepare and negotiate letters of intent, purchase and sale contracts and other related legal documents.- Direct due diligence for potential acquisitions.- Prepare and/or review all acquisition and sales contracts as well as easements and partnership, development and governmental agreements.- Review survey/title issues and other reports to determine liabilities of potential acquisitions.- Supervise land acquisition escrows and title work.- Manage the preparation of joint development agreements (JDA's), agreements with municipalities and private utilities, CAWS, CAGRD applications and other such agreements, easements, licenses, and approvals necessary to allow a land deal to proceed.- Ultimately responsibility for all land development budgets and schedules. This includes preparation of land development budgets and schedules during feasibility for submission to Corporate Land Committee, as well as maintenance throughout community development.- Responsible for directing all aspects of new subdivision development from preliminary plot to final recorded plot, acceptance by municipalities and turnover to the HOA’s.- Responsible for managing all Land Development field operations and staff for the division including the timely inspection of projects to ensure project timelines and quality standards are met.- Strong understanding of Tentative Maps, Final Maps, Soils Conditions, Dry Utility Design and Civil Improvement Drawings.- Strong understanding of government approval processes necessary to obtain preliminary approvals and construction permits required for residential infrastructure construction.- Manage the preparation of joint development agreements (JDA’s), agreements with municipalities and private utilities, easements, licenses, maps, purchase agreements, legal documents, and approvals necessary to allow a land deal to proceed. - Manage preparation and verification of site development budgets, tentative/final maps and improvement drawings.- Oversee the negotiation of contracts for services to be performed by land development contractors such as grading, wet utilities, dry utilities, streets, curb and gutter, sidewalks and landscaping. - Oversee the preparation and creation of HOAs including CCRs and related documents and act as a liaison and board member as needed.
