To direct the Entitlement and Forward Planning process for all community developments in the Division. Directs projects through relevant phases of the Acquisition/Corporate approval process and proceeds through all aspects of securing entitlements for new communities including general plan changes, zoning, tentative and final maps. Manage projects with key stakeholders to bring communities to market in compliance with underwriting. Essentials: - Prepare, and/or review all easements and partnership, development, governmental agreements, and legal documents.- Make presentations to municipal decision-making bodies, other quasi-government entities, and HOAs.- Negotiate with government agencies to acquire the appropriate zoning, development and other agreements, and preliminary plats.- Coordinate DRE and CC&R processing. Set up HOA s and acts as a Liaison and Board member.- Assemble HOA Docs for ERP and DO submittals.- Analyze HOA financials.- Drive and coordinate with key stakeholders (Land Development, Land Acquisition, Division President, etc.) to generate accurate schedules to bring communities to market.- Frequent communications with civil engineers, geotechnical engineers, escrow officers, title officers, city and county planning staff and city and county engineers and consultants.- Responsible for the attainment of all Entitlements through the relevant jurisdictions for properties for which the Division has opened Escrow, or already acquired.- Review/complete entitlement research and preparation.- Prepare, and/or review all easements and partnership, development, governmental agreements, Joint Development Agreements, Cost Share Agreements with private parties, and legal documents.- Attend Development Review meeting and City Council meeting, as necessary.

This person will:- Prepare and review annual budget and quarterly financial forecasts- Assist feasibility modeling for land acquisition transaction- Assist due diligence research and assist with land acquisition packages- Prepare supplementary reports and analyses for management- Update divisional key indicator reports- Prepare and review weekly Gross Margin Backlog Reports, Spec Pricing Report, Community Snapshot Report, and Net Income Tracker- Assist with pricing updates, lot releases, MLS updates- Prepare monthly lot takedown reports and coordinate lot takedowns with sellers and title companies- Prepare and review quarterly corporate reporting- Prepare monthly Proforma updates and provide written variance explanations- Coordinate monthly budget meetings with other departments- Perform ad hoc analysis as needed
- Manage homebuilding construction through all phases to ensure the delivery of a quality home.- Schedule subcontractors and delivery dates for materials.- Ensure all building codes and Meritage Home standards of quality are met.- Conduct walk-through inspections and other scheduled inspections with the homeowner. - Communicate safety standards to laborers and sub-contractors; enforces safety regulations on all job sites. - Maintain a clean and organized jobsite and subdivision.- Interact daily with various departments of company, subcontractors, customers, and city inspectors.- Attend Construction, monthly and quarterly meetings.
