Meritage is looking for a Land Acquisition Manager for our Raleigh division to focus on the following:- Analyze markets and sub-markets and the division’s current land positions in order to identify gaps and strategic areas for concentrating future land acquisitions.- Oversee potential new projects for the division including identification of parcels, negotiation with sellers, due diligence, and preparation of Corporate Approval Package.- Responsible for review/preparation of market data and competitive pricing analysis, and evaluating the overall technical and financial feasibility of a potential project.- Prepare letters of intent and respond to requests for qualifications in a competitive bid situation.- Review survey/title issues and other reports to determine liabilities of potential acquisitions.- Assist in the presentations before municipal decision-making bodies and other government entities as necessary.- Maintain knowledge of market activities, trends and opportunities and generate prospective land deals through networking with industry and local contacts, brokers, title companies, developers, other builders, land sellers, and others.- Responsible for the preparation of deal summaries and land tracking report for corporate management and Division President.- Create and foster relationships with landowners, land brokers, title companies, lenders, municipalities other homebuilders, and lot developers- Negotiate and prepare amendments to existing land contracts as necessary.

Meritage Homes is looking for a Finance Analyst for our Raleigh Division. This person will:- Prepare and review annual budget and quarterly financial forecasts- Assist feasibility modeling for land acquisition transaction- Assist due diligence research and assist with land acquisition packages- Prepare supplementary reports and analyses for management- Update divisional key indicator reports- Prepare and review weekly Gross Margin Backlog Reports, Spec Pricing Report, Community Snapshot Report, and Net Income Tracker- Assist with pricing updates, lot releases, MLS updates- Prepare monthly lot takedown reports and coordinate lot takedowns with sellers and title companies- Prepare and review quarterly corporate reporting- Prepare monthly Proforma updates and provide written variance explanations- Coordinate monthly budget meetings with other departments- Perform ad hoc analysis as needed
- Manage homebuilding construction through all phases to ensure the delivery of a quality home.- Schedule subcontractors and delivery dates for materials.- Ensure all building codes and Meritage Home standards of quality are met.- Conduct walk-through inspections and other scheduled inspections with the homeowner. - Communicate safety standards to laborers and sub-contractors; enforces safety regulations on all job sites. - Maintain a clean and organized jobsite and subdivision.- Interact daily with various departments of company, subcontractors, customers, and city inspectors.- Attend Construction, monthly and quarterly meetings.
