The Southern California Division of Meritage Homes is seeking a Land Acquisition Leader that will be responsible for identifying, analyzing, negotiating and acquiring new land and lots for both the Southern California homebuilding division as well as for the Meritage Land Company (MLC Holdings) in accordance with the Company’s organizational strategy and business plan. Additionally, this person will collaborate with the Division leadership to ensure alignment on all underwriting assumptions for land acquisition (including, but not limited to, product and revenue modeling, land use entitlements, municipal approvals, fees, site development and vertical construction costs, permitting, design requirements, construction phasing, development timing, and other critical underwriting criteria). In addition to maintaining and fostering relationships with key players in the market, the Land Acquisition Leader is responsible for providing and maintaining up-to-date data on current and prospective land deals, related market and sub-market data, proformas, deal status, and for maintaining budgets and the staff necessary to accomplish the responsibilities of the land acquisition function.
We are seeking a Finance Analyst for our Southern California Division and will focus on the following:- Generally support the Southern California team with financial analysis and reporting.- Review monthly financial statements, margin pro formas, backlog reports, and other key indicator reports.- Assist in the preparation and review of Quarterly Forecasts and Annual Business Plan.- Assist in the preparation of feasibility modeling for land acquisition transactions.- Prepare supplementary reports and analyses for management.- Update divisional key indicator reports.- Assist with pricing updates, lot releases, and MLS updates.- Prepare monthly lot takedown reports.- Prepare monthly Pro forma updates and provide written variance explanations.- Coordinate monthly budget meetings with other departments.- Perform ad hoc analysis as needed.
- Manage homebuilding construction through all phases to ensure the delivery of a quality home.- Schedule subcontractors and delivery dates for materials.- Ensure all building codes and Meritage Home standards of quality are met.- Conduct walk-through inspections and other scheduled inspections with the homeowner. - Communicate safety standards to laborers and sub-contractors; enforces safety regulations on all job sites. - Maintain a clean and organized jobsite and subdivision.- Interact daily with various departments of company, subcontractors, customers, and city inspectors.- Attend Construction, monthly and quarterly meetings.
Meritage Homes has an opportunity available as an Assistant Construction Manager for personable individuals ready to take their careers to the next level! Specifically, the Assistant Construction Manager will:- Coordinate, schedule, and inspect all trades and phases of residential construction activity under the direction of the Construction Manager.- Communicate and enforce safety, swppp, jobsite cleanup, Meritage quality, and scope of work standards to subcontractors and their workers.- Walk each home twice daily, monitor construction progress, and verify material deliveries as necessary; elevate areas of concern to the Construction Manager.- Coordinate, schedule, and accompany city, utility, and third party inspectors.- Conduct multiple pre and post closing orientations and interactions with buyers, including assessing, scheduling, performing, and supervising warranty repairs. - Prepare punch lists at various phases of construction, manage subcontractors to complete work items, and perform and supervise preparation and detail work as needed prior to completion of home construction.- Work with the Construction Manager, Area Construction Manager, Customer Care (Warranty) Department, and Sales Associates as a team to maximize subcontractor efficiency, maintain strong City relationships, meet schedules, satisfy Buyers, and deliver a high quality home.
